Month-to-month tenancy
This Residential Lease Agreement (the "Agreement") is entered into on June 1, 2026 (the "Effective Date") between Paul Walhus, doing business as Texas Coliving ("Landlord"), and Angelo Moriah Leo ("Tenant"), for the rental of the premises described below.
Landlord leases to Tenant the upstairs room at 180 Ladybug Lane, Cedar Creek, Texas 78612 (the "Premises"), together with reasonable shared use of common areas of the property as designated by Landlord. The Premises are part of an owner-occupied multi-unit residential property.
This Agreement begins on June 1, 2026 and continues on a month-to-month basis until terminated by either party with at least thirty (30) days' written notice. Either party may give such notice at any time, for any reason or no reason, consistent with Texas law.
Tenant shall pay base rent of $480.00 per month, plus utilities as described in Section 6. Rent is due on the 1st day of each month. Rent and utilities are paid as a single combined monthly amount; there is no separate utility statement.
Payment at signing. Tenant shall pay $520.00 at signing, allocated as $480.00 for the first month's base rent (June 2026) and $40.00 applied toward June utilities. Any additional utility cost for June above $40.00 will be added to the July 1, 2026 payment.

Rent is due on the 1st of each month. Rent received after the 1st is considered late. After a three (3) day grace period, a late fee of $10.00 per day accrues for each day rent remains unpaid, until paid in full. Late fees are in addition to the monthly rent.
No separate security deposit is collected at signing. Tenant remains responsible for any damage to the Premises beyond ordinary wear and tear, and such costs may be invoiced separately or deducted from any future refund owed at move-out.
Utilities for the Premises (electricity, water, internet, and any other shared services provided by Landlord) are not itemized. Tenant pays an estimated ~$140.00 per month, combined with base rent into a single monthly payment. The utility portion may fluctuate based on overall property usage; Landlord may adjust the typical estimate with 30 days' written notice if usage materially changes.
The Premises shall be used solely as a private residence for Tenant. Subletting and short-term rental (e.g., Airbnb) are not permitted without Landlord's prior written consent. Tenant shall not use the Premises for any unlawful purpose.
Landlord recommends, but does not require, that Tenant maintain renters insurance covering Tenant's personal property and personal liability. Landlord's property insurance does not cover Tenant's personal belongings.
No pets are permitted on the Premises without Landlord's prior written consent. Tenant has disclosed no pets as of the Effective Date.
Landlord shall maintain the Premises in habitable condition consistent with Texas law. Tenant shall promptly notify Landlord of any needed repairs. Tenant is responsible for routine cleanliness of the Premises and for any damage caused by Tenant's negligence or misuse.
Landlord may enter the Premises with at least twenty-four (24) hours' notice for inspection, repairs, or other reasonable purposes. In an emergency (e.g., fire, flood, gas leak, suspected break-in), Landlord may enter without advance notice.
Either party may terminate this Agreement with 30 days' written notice. Upon termination, Tenant shall vacate the Premises, remove all personal belongings, and leave the Premises in clean, undamaged condition (ordinary wear and tear excepted).
Tenant is in default if Tenant fails to pay rent within ten (10) days of the due date, or materially breaches any other provision of this Agreement and fails to cure within a reasonable time after written notice. In the event of default, Landlord may exercise all remedies available under Texas law, including eviction.

Tenant accepts the Premises in their current condition as of the Effective Date. Tenant acknowledges having had an opportunity to inspect the Premises and finds them suitable for the intended use.
If any provision of this Agreement is held invalid or unenforceable, the remaining provisions shall continue in full force and effect.
This Agreement is governed by the laws of the State of Texas. Venue for any dispute shall be in Bastrop County, Texas.
This Agreement constitutes the entire agreement between Landlord and Tenant regarding the Premises, and supersedes all prior oral or written agreements. Any modification must be in writing and signed by both parties.

By signing below, the parties acknowledge that they have read, understood, and agree to be bound by the terms of this Agreement.
