This Residential Lease Agreement (the “Agreement”) is entered into on (the “Effective Date”) between Paul Walhus, doing business as Texas Coliving (“Landlord”), and (“Tenant”), for the premises described below at 180 Ladybug Lane, Cedar Creek, TX 78612.
Landlord rents to Tenant Trailer #2 (#705 RAPTOR) at 180 Ladybug Lane, Cedar Creek, TX 78612 (the “Unit”) — a private trailer unit on the property, with hookups. The property is an owner-occupied multi-unit residence. Internet (Spectrum cable with T-Mobile 5G backup) is included as part of utilities.
The tenancy begins on the move-in date written above and continues month-to-month until terminated by either party with at least thirty (30) days’ written notice.
Tenant shall pay base rent of $520.00 per month, plus utilities, due on the 1st day of each month. Rent and utilities are paid as a single combined monthly amount (utilities are not itemized). Preferred payment is Zelle to 512-568-9333. Invoices are issued through Texas Coliving’s billing system (FreshBooks).
Tenant shall pay a security deposit of $520.00 (one month’s rent) at signing, in addition to the first month’s rent. The deposit is refundable within thirty (30) days after move-out, less any deductions for unpaid rent, late fees, or damage beyond normal wear and tear.
Rent is due on the 1st. After a three (3) day grace period, a late fee of $10.00 per day accrues until rent is paid in full.
Utilities (water, electric, gas, trash, internet) are added to base rent as a single combined monthly amount and may vary with overall property usage. No separate utility statement is issued.
Tenant has shared use of the common areas appropriate to the Unit (as described in Section 1) and the property exterior (yard, parking, driveway). Tenant does not have access to Landlord’s private quarters or any other tenant’s private dwelling.
Quiet hours are 10pm–7am. No smoking inside any building (outdoors only). No illegal activity on the premises. Subletting or short-term rental (e.g., Airbnb) is not permitted without Landlord’s prior written consent.
Tenant shall promptly report maintenance issues to Landlord or to Daniel “DJ” Weems (on-site maintenance). Tenant is responsible for damage caused by Tenant or Tenant’s guests.
Landlord recommends, but does not require, that Tenant maintain renters insurance. Landlord’s property insurance does not cover Tenant’s personal belongings.
Tenant is in default for nonpayment within ten (10) days of the due date or for a material breach not cured after written notice. Landlord may then exercise all remedies available under Texas law, including eviction.
